
HIPS – Home Information Pack
The new Home Information Pack legislation means that, in most cases, you will need to commission a HIP before your house can be marketed. The intention of the HIP is to prevent delay once a sale is agreed.
The HIP contains documents that are normally required later in the sale process, the most significant of these being:
In addition to these an Energy Performance Certificate or EPC is required in the pack.
EPC – Energy Performance Certificate
As a result of the UK signing up to the Kyoto Climate Treaty and
our subsequent requirement to improve the energy efficiency of
not just new homes but also all existing UK housing stock.
An Energy Assessor will need to visit the property to collect data such as:
This normally takes between 45 minutes to an hour and requires only minimal assistance from the homeowner.
The result is a report energy efficiency of the home which includes a rating between 1 and 100 and some recommendations which will reduce its environmental impact and help to lower energy bills.
The EPC is designed to show people ways to improve their home’s energy efficiency – there is no pass or fail.
