Energy Performance Certificates (EPC's)

It is a legal requirement that any residential property offered for sale or to let has to have an up-to-date EPC. The purchaser or tenant is entitled to see how energy efficient the property is that they are considering and what rating it has been given.

The EPC will assess the heating insulation, lighting and fuel energy costs and the carbon dioxide emissions of the property. The report will have recommended measures to improve the energy efficiency of each home. A unique certificate number will prove a genuine report.

The Domestic Energy Assessor (DEA) will visit the property and require access to the heating system, any details of insulation installed will be required. The EPC will be available usually within 48 hours. The report will support the marketing, sale or letting of your property.

EPC – Energy Performance Certificate As a result of the UK signing up to the Kyoto Climate Treaty and our subsequent requirement to improve the energy efficiency of not just new homes but also all existing UK housing stock.

An Energy Assessor will need to visit the property to collect data such as:

Property dimensions
Type of construction
Levels of insulation
Details about the heating system

This normally takes between 45 minutes to an hour and requires only minimal assistance from the homeowner.

The result is a report energy efficiency of the home which includes a rating between 1 and 100 and some recommendations which will reduce its environmental impact and help to lower energy bills.

The EPC is designed to show people ways to improve their home’s energy efficiency – there is no pass or fail.
